I think the intended (or effective) meta-UX of using this (as in the UX of getting to this tool) is googling "AirBNB Profit calculator" or similar searches. In such a scenario I think just clicking on a search result link and getting right to action would be a better UI than downloading a free spreadsheet. And a link to a spreadsheet like google docs would probably not make it to google search results, as it wouldn't have its own domain.

Slop, yes, simple, yes, but it's ironically the kind of tools that will sweep the floor of our overengineered hard tech startups that we'll never release because it's never done. It even has immediate monetization capability by either placing ads for other businesses, or by placing an internal ad to some other AirBNB adjacent tool OP can pivot into.
